Commercial real estate special situations

When the situation changes, the right counterparty matters.

OffMarketX connects commercial real estate situations with counterparties whose investment or financing criteria fit—starting with the facts, the decision-maker, and a confidential conversation.

For property owners and authorized representatives. An inquiry starts a conversation; it does not authorize publication or counterparty outreach.

Fairmont Austin: a $430 million hotel loan moves to special servicing

What changed
The single-asset CMBS loan on the 1,048-key downtown hotel transferred to special servicing in May 2026, about two years after a 2024 refinancing, per servicer reporting and industry coverage in June 2026.
Why it matters
A hotel of this size in special servicing puts the loan’s path, from modification to a negotiated disposition, in the hands of the servicer and the sponsor. None of that establishes that a sale is intended.

Drexel Terraces: special servicers file to foreclose on a fully occupied building

What changed
CMBS special servicers filed a foreclosure suit in May 2026 on the 116-unit Bronzeville property, claiming roughly $35 million owed on a $31 million loan originated in 2024, per court records reported in May 2026.
Why it matters
Occupancy near 99 percent with debt coverage below 0.6x points to a capital-structure problem, not an operating one. The outcome turns on who controls the decision from here: the sponsor, the servicer, or a court-appointed receiver.

Saks Fifth Avenue Building: a $1.25 billion loan on the flagship’s fee interest transfers

What changed
The loan on the fee interest under the Fifth Avenue flagship transferred to special servicing in February 2026 for imminent monetary default, the largest transfer that month per Trepp, as the retailer occupying the building moved through a restructuring.
Why it matters
A tenant restructuring under a ground lease changes the value of the fee position without changing who owns it. Whether any interest trades depends on the ownership venture, not on the servicing transfer.

Public-source analysis is compiled from court filings, servicer reporting and industry coverage. A maturity, delinquency or special-servicing event does not establish willingness to sell or availability. Opportunity or introduction language is used only where the underlying record supports it and distribution is authorized.

Situations worth a conversation

When a property decision comes into focus.

Maturity or refinancing pressure

A financing deadline or changed lending terms may prompt an ownership decision.

Additional capital or a changed business plan

The property’s next stage may require resources or commitments ownership wants to reassess.

Ownership or liquidity changes

A partnership decision, portfolio shift, or liquidity need may bring a sale into consideration.

If you control or represent the decision, we can assess whether the situation fits the investment or financing criteria we are working against.

Discuss a situation

How it works

From a situation to a relevant counterparty conversation.

  1. Understand the situation. We discuss the property, decision-making authority, objectives, and timing.
  2. Establish fit. We assess whether the situation matches the investment or financing criteria we are working against.
  3. Agree the introduction. If there is a fit, we agree what can be shared and arrange a conversation when both sides want to proceed.

Our software connects property, debt, and ownership information. Human review determines which situations warrant a conversation.

Founder, OffMarketX

Every conversation that starts here is handled by the founder: the first discussion, the assessment of fit, and any introduction that follows. There is no intake team between you and the person who decides.

How we work

The methodology page describes how situations are identified and reviewed. The privacy page describes how information you share is handled.

Before you write

Questions we are asked first.

Who should contact OffMarketX?

Commercial property owners and the people authorized to act for them: general partners, asset managers, trustees, receivers and counsel. If you control or represent a decision about a commercial property, the conversation is worth having. Buyers and investors use the investor inquiries link in the footer.

Does an inquiry become public?

No. An inquiry is held privately, is never published, and does not by itself trigger any counterparty outreach. We discuss any proposed introduction with you first, including what can be shared and with whom.

Why did I receive outreach from OffMarketX?

Our research reads public records: recorded instruments, loan and servicing reports, court filings and securities disclosures. A documented event suggested a decision about the property might be forming. That does not mean the property is distressed or for sale, and a reply is never required.

What happens if the situation does not fit?

We say so. Counterparty introductions depend on fit with the investment or financing criteria we are working against and on your permission. We only propose an introduction where we have a counterparty equipped to provide that solution. If there is no fit, we tell you directly and nothing further happens unless you ask.

Discuss a situation privately.

Tell us about the property, your relationship to the decision, and what has changed. We will review the information and come back to you about fit and next steps.
